Fees
Our fees
We publish our fees so directors can compare like for like before they talk to us. All prices include VAT.
Management fee
£275 per flat, per year
Higher-risk buildings (at least 18 metres or seven storeys high) carry an additional £75 per flat for the extra building safety duties, making £350 per flat.
For example, a 40-flat building pays £11,000 a year. Commercial units within a building are quoted separately.
Included in the management fee
- A named property manager and a monthly visit to the building, with an inspection report
- Service charge budgets, demands and collection, with quarterly financial reporting to the directors
- Preparing the information for the year-end service charge accounts
- Reminders and chasing of unpaid service charges
- Arranging the buildings insurance
- Appointing and managing contractors for cleaning, maintenance, lifts, fire safety systems and other services
- Booking statutory inspections and fire risk assessments, and following up the actions
- Logging and answering resident and leaseholder enquiries
- Quarterly board meetings (online, in office hours) and the annual general meeting, with minutes
- Company secretarial support for RTM and resident management companies
