Report a repair

Tell us what has happened and where. We log every report, give it a reference and tell you what happens next.

If anyone is in danger, call 999 first. That includes fire, a smell of gas, or a risk of electric shock or collapse.

Our phone line, 020 8175 4986, is answered 24 hours a day, every day of the year. Between 5pm and 9am it is for emergencies only, such as a leak, a failed door entry system or no lighting on the stairs.

Out of hours, a person who knows property management answers. They help you deal with the problem, may ask for a video of it, and send a contractor if one is needed.

Communal or inside your flat?

We handle communal repairs: stairs, corridors, lifts, entrance doors and door entry, the roof and outside walls, shared pipes and drains, car parks, gardens and bin stores.

Problems inside your flat are usually your responsibility, or your landlord’s if you rent. Check your lease, or report it here if you are unsure. If water is coming into your flat from another flat or the communal parts, report it here.
